Aka: Owners & Encumberance (O&E), Last Owner, Refinance, or Investors Title Search
A Current Owner Search provides the current vesting deed and all deeds leading back to the most recent out-of-family deed that is at least 24 months old. Included are copies of any open mortgages and assignments against the current owners, any judgments and liens against the current owners, current tax information, tax assesments including any delinquencies.
Two Owner Search
A Two Owner Search provides the current vesting deed and all deeds leading back to the prior owner's warranty deed. Two full value warranty deeds are usually included (if they fall within 30 years). Included are copies of any open mortgages and assignments against any owners found, any judgments and liens against those owners, current tax information, tax assesments including any delinquencies.
Full Search
A Full Search provides the current vesting deed and all prior deeds leading back 30 years (or x years per request), or back to a developer. Included are copies of any open mortgages and assignments against any owners of the property in the past 20 years, any judgments and liens against those same owners, current tax information, tax assesments including any delinquencies.
Update
Aka: Datedown Report
An Update is an extension of a title search to verify that no liens have been filed against the property since the prior effective date of a search package.
